Purchasing a home
is complicated, and a Professional Home Inspection is an essential part of that process.
The home inspector visually examines the exposed,accessible areas. The home inspector evaluates
clues he/she finds in the home to render his/her professional opinion on the physical state of the home. In addition,
the home inspector can provide valuable information on what home items may need in the form of major maintenance
or repair.
A multiple point inspection check list is used to help discover potential
defects. Such items may include, electrical system, the roof. the plumbing inside the house, the heating ventilation
and air conditioning systems, the foundation and basement, and the floors, walls, windows, ceilings and doors.
A copy of the inspection report is provided and reviewed with the client at the end of the
inspection.
Inspections are designed to disclose defects in the property that could materially affect
its safety, livability, or resale value. They are not designed to disclose cosmetic deficiencies (for example, an interior
wall that needs paint touch up). You will need to determine on your own those type of items that will need attention: don't
expect a whole house inspection to reveal them to you.
